The lecturer for this module is Ms. Tay Shir Men. This module introduces students to the principles and practices of financial management for a business. It emphasizes the core concepts from the point of view of a business manager's goal to maximize the value of his or her firm. However, stress is made that managers have a responsibility to behave within ethical constraint when striving to maximize the firm’s value.

We are required to prepare a financial analysis report toward Mah Sing Group as our group assignment. In the report, we need to calculate and analyze various financial ratios. It is tough because some of the information is missing from the annual report.

Throughout the semester, I have understood the core principles and practices of financial management in maximizing the value of a firm, various methods of capital budgeting used to appraise capital investment proposals, and to forecast and manage the cash flows of a business. I believed that I am able to read a company's annual report in order to analyze their financial problem in future.

I have learned values such as discipline specific knowledge, life long learning, thinking and problem solving skills, intra and interpersonal skill and digital literacy during the group assignment. It is interesting to absorb financial knowledge even it is difficult to understand sometimes. However, Ms Tay has explained in detail to us when we did not understand. I would like to take this opportunity express my gratitude to my lecturer, Ms Tay for being a patient and kind lecturer.

Under the teaching of Sr Dianne Kok Hui Wei, we learn to understand the economics revolving around the construction industry. We also able to obtain the cost value of certain buildings and to apply cost control mechanics to satisfy clients and their requirements by applying formulas such as the present value, future present value, etc.Through this module we further understood the significance of our roles as quantity surveyors in the project team, as we play an important part as consultants to the clients and other members of the project team.

In the assignment, we are required to complete a cost plan. We need to justify every cost data that we obtained. The assignment is difficult because we are unable to get most of the cost data from internet. Besides, we need to do tutorial question and presentation every week during tutorial class. 

 I have learned life long learning, thinking and problem solving skill, intra and interpersonal skill and also digital literacy during the preparation of cost plan in group assignment. I have improved my communication skills because of the group assignment. I would like to take this opportunity to express my gratitude to my lecturer, Sr Dianne for her dedication in her work and detail explanation for every lecture. She interacts a lot with all of us during class.

Professional Practice II provides an in-depth overview of professional and contractual responsibilities of a Quantity Surveyor in the consultancy setup from the inception stage to the final account stage. Under guidance of Sr Eddie Lim, we have a clear understanding of the organization and contract administration of quantity surveying practices and the legal and contractual procedures in relation to built environment.

This module consists of three objectives. Firstly, to have sufficient knowledge and understanding of the administration of construction contracts and the application of particular contract clauses relating to the roles and responsibilities of the the contract especially the Quantity Surveyor. Second, to develop awareness of the provisions of the Standard Contract forms related to valuation and certificates, instructions and variations, dayworks and final accounts, extension of time and loss and expense. Last but not least, to interpret sub-contracts documents relating to roles and responsibility of the main contractor and sub-contractors including the limits and constraint of such procedures.

In our assignment, we were tasked to prepare final account based on the assignment questions given to us. We had to prepare a revised version of the final account which we had adjusted the figures in omission/ addition of some items. We were also tasked to give advice on our basis to finalize and price the variations during final account stage such as Item was not rationalized during contract documentation. It is very challenging because it involves giving professional advices. We have to prepare very well to answer every questions.

Throughout the assignment, I gained a lot of knowledge through research for the related case law and extensive discussion with my assigned group mates. I have learned thinking and problem solving skill in assignment, communication skill, intra and interpersonal skill in this module. I would like to take this opportunity to convey my appreciation to my lecturer, Sr Eddie. His teaching style is interesting and many real life examples are given for easy understanding during class.

The goal of this module is to develop awareness of the current local and global issues in the construction industry, to explore the approaches to research and lastly, to demonstrate a systematic and orderly mind to produce a viable academic research.

Generally, this module serves as a stepping stone in order for us to complete our Dissertation during our final semester. During week 1 - week 7 of the semester, Dr Myzatul Aishah Binti Haji Kamarazaly as the instructor of the module, guided us to select our area of research and subsequently get us to meet our respective supervisor of the FYP. Under the advice and assistance of Ms. Normah Sulaiman, as known as my supervisor, i was able to prepare a research proposal and progressively submit our literature review during the ending half of the semester.

For my topic, I had chosen to study the project management of adaptive reuse in Kuala Lumpur: case studies of central market kuala lumpur and national textile museum. I would like to express my gratitude to Ms. Normah for her dedication in sharing her knowledge. She explained everything in detail to me when I did not understand. She has guided me well to complete chapter 1 and 2 which is research proposal and literature review. I enjoy doing research because doing it can help me to gain extra knowledge. It is also a rare chance for me to select topic that I am interested in.

Measurement 5 consists of two parts, which are taught by Ms. Laura (M & E) and Mr. Chee Wai Meng (C & S) respectively. In this module we learn about extract the elements such as Electrical Services, Cold Water Installation, Sanitary Works and Fire Protection Works for M&E part. While in C&S we learn about railtrack, R.E wall, Pre-stressed concrete, Earthwork and Site investigation.

In this semester, we will have to do one group assignment which is 25% of the whole module. The group task is about cold water plumbing. Besides, mid term test is conducted and is about MYCESMM theory.


Throughout the semester, I learned measurements on M&E and C&S rather than main building works. We gained a lot of new knowledge on these topics and had the opportunity to expose to MYCESM. The methods of measurements are much easier and very different compared with what we have learned in previous semesters. Although we may not be able to use these knowledge in future, I would still like to convey my appreciation to my lecturers, Ms Laura and Mr Chee. They are dedicated in their work in delivering knowledge.
